How Owner Financing Works at Oak Homes

If you have been renting for years and a bank mortgage has never felt within reach, owner financing is worth understanding. Here is exactly how it works at Oak Homes, in the order it happens.

You start with a down payment. On most of our homes it is between $2,500 and $4,000. The exact number is printed on every listing, so there is nothing to negotiate or guess. The down payment is what reserves the home: our homes are first come, first served, and a home stays on the market until a down payment is received.

You make one monthly payment. Every listing shows the monthly amount. On most of our homes that payment already includes property taxes and insurance, so what you see is what you pay each month. Taxes and insurance are reviewed once a year, and if they change, the payment is adjusted to match. The interest rate and the term are fixed in the contract from day one.

You get a recorded contract. The agreement you sign is a contract for deed. In Illinois it is recorded with the county within ten business days, and you receive the required disclosures before you sign. Recording matters: it makes your interest in the home a matter of public record, which protects you.

You take responsibility for the home. Our homes are sold as-is. That means the price reflects the condition, and from the day you move in, the home is yours to maintain, the same way it would be with a mortgage. We tell you what we know about the condition up front, and you can tour the home on your own schedule before you decide.

You get the deed when the home is paid off. Once the contract is paid in full, the deed transfers to your name. You can also pay it off early.

What we look at when you apply. We do not run the process a bank runs. We look at two things: whether your income comfortably covers the monthly payment, and whether you have the down payment ready. Each buyer is reviewed individually. We also ask for a valid ID before any showing, for your safety and ours.

How to see a home. Every home has a remote showing. After a quick ID check, you get access to tour on your own time, no agent appointment. If you like it, you call or text us, we go over the numbers together, and if it fits, the down payment reserves it.

What to expect. You are buying the home. Income and down payment are what we look at, and not every situation is a fit.
